ADDITIONAL INFORMATION CONCERNING TRUSTEE’S SALE: This property was the subject of a lawsuit captioned Oak Tree Ranch v. Doka and Gloria Chappell, Case No. 37-2014-00028617-CL-UD-CTL (San Diego County Superior Court) . The suit was brought by Oak Tree Ranch (“Oak Tree”), which owns and manages the mobile home park on which the property is located. On or about August 25, 2014, Oak Tree sued to evict the occupants and Champion Mortgage Company (“Champion”), the foreclosing beneficiary, for unlawful detainer and nonpayment of rent. On September 22, 2014, Champion sold the property at a foreclosure sale. That foreclosure sale was later rescinded, and the unlawful detainer action was dismissed. To Champion’s and Quality Loan Service Corporation’s knowledge, there is no litigation pending as of the date this Notice of Sale is recorded. Upon information and belief, however, Oak Tree maintains that Champion’s interest in the property has been terminated, including for nonpayment of rent, and alleges that Champion lacks authority to conduct the foreclosure sale. Champion disputes these contentions.
